Own a Property in Las Vegas?
If you have a unit that you need rented here are a few prerequisites to assist in getting in ready to hit the market.
- Q: Why do I need a property manager?
- A: There are many reasons to hire a property manager instead of trying to self manage a property from out of state or even if you are in Las Vegas. If you are out of state you need an emergency contact within 60 mile of the property to be in compliance with NRS 118A.260.
The reality is that a real estate investment is a big purchase and can be diffcult to manage if you are local and harder if you are out of state. Tenant turnover and vacancy is your biggest hurdles to overcome by trying to self manage. Getting the keys from your tenant, the unit cleaned and re-rented in a timely process is imperative to screen tenants for criminal, eviction and credit.
- Q: Should I buy furniture for my property if I want to rent it furnished?
- A: No, do not buy furniture for the unit. There are various reasons behind this statement which we can discuss during our listing appointment.
- Q: I heard that if I leave my unit furnished or buy furniture I will get $3000 month rent?
- A: No, that is not true. You may get a bit higher rent but with furnished housing comes more services and higher turnover and shorter leases.
- Q: What should I do to get my unit ready to rent?
- A: You should have it professionally cleaned, carpets professionally cleaned, touch up paint or more if needed, all repairs done minor and major, make sure you have all keys (4 mailbox, 4 house keys, 2 pool keys, 2 gate remotes, and or 2 garage remotes, copy of your HOA CCRs) then it will be ready to rent. Usually the tenants will get a set, we keep a set locked up for emergencies and you have a full set for your property.
- Q: What actually needs to be in the unit to be a corporate rental?
- A: We have compiled a list of items which are standard for any corporate rental. We may get a request for more but this is the minimum requirements to meet our standards if the unit is already furnished.
