Q: I’m looking to purchase a house. What if I sign a 3 month lease and need move out early or extend a little longer?
A: We provide full real estate services and can assist you in your temporary housing needs and your real estate purchase needs. As your property managers, when we represent you in your new home purchase we can make accommodations to reduce or extend or lease term at no additional costs.
Q: The ads quotes one rent rate. What is the added lease premium?
A: All rents are quoted based on a one year lease term. The shorter the lease, the higher the owners expense to rent and therefore the higher premium applies. You should expect to pay a premium of $100 to $300 per month based on the lease terms.
Q: Are the utilities included?
A: We offer this as an option depending on your specific needs. We can include all utilities as a flat rate package added to your monthly rent. This includes Cable TV, high speed Internet, Phone Service, Gas, Electric, Water, Trash and Sewer. This is offered as a convenience so upon your arrival all services are in place. It also saves you the time and expense of connection fees and waiting for service technician appointments. If you are looking at a short term stay of less than 6 months this may be the best option for you. However it is not required. You are welcome to transfer the utility services into your name and thereby forgo the additional utility costs.
Q: I have pets. Are they allowed?
A: Every owner and every property has different criteria and rules regarding pets. Most communities have home owner associations with condo associations generally having weight limitations for pets in place. Additionally not all owners agree to accept pets, so accepting of pets is on a per property basis. Lastly Las Vegas has animal restriction laws in place, limiting any one household to a maximum of three pets.
Q: Is there a pet deposit, if approved?
A: Yes, a refundable pet deposit of $500 is due upon move in with the approval of a pet.
Q: Is there a security deposit? And if so, how much? And is it refundable?
A: Yes, a security deposit may apply. A refundable security deposit equal to the monthly rent is standard. However, there are exceptions.
Q: What are the exceptions?
A: 1) If your lease is in the Corporation’s Name; and the Company is taking full responsibility for all rent payments; and rent is going to be paid directly from the Company; a Corporate Letter of Guarantee and Corporate Credit References can be accepted in lieu of a Security Deposit. 2) If you are going to be paying the rent directly and being reimbursed by the company or are simply leasing personally, the deposit may be reduced based on your credit score.
Q: What is required to get started and reserve a property?

A: Yes, an application fee of $45 per adult tenant (18 years or older) is required. This can be paid via Cashiers Check, Money Order, or Company Check or can be submitted with a signed One-Time Credit Card authorization form. The One-Time Credit Card authorization form can be down loaded and submitted via fax at 702-948-5790 or email at Broker@Triple8Associates.com.
Q: How do I reserve a property for my scheduled move in date?
A: 1) If your lease is going to be in the Corporation’s Name; upon receipt of the Application, a Corporate Letter of Guarantee, and Corporate Credit References, a lease will be prepared and provided to the authorized signatory. Upon receipt of a signed lease returned with scheduled move in rent, the unit will be prepared for your approval and gate codes and lock box access codes will be provided. 2) If your lease is going to be under your name personally a $500 Holding Deposit paid in Cashiers Check or Money Order will hold the unit for your scheduled move in date and a lease will be prepared for signing as above.
Q: Are there any other additional fees?
A: Yes, there is a required cleaning fee of $250 which will be included on your lease agreement and is due as part of your total move in costs.
Q: I’ve read stories about people renting that have been evicted because the mortgage is not being paid by the Owner? Is this really happening? Is there anyway we are protected from this?
A: Yes, unfortunately this is happening. However as professional and licensed Property Managers we only accept management contracts in which the owners can provide evidence of current Mortgage status. Additionally, we require evidence of on going current Mortgage status to ensure you are protected. A new disclosure called Foreclosure Addendum that mandates Property Managers to notify tenants if the property is being foreclosed on.
